Dufflet Pastries, the owner of the property at 41 Dovercourt Road, is proposing to rezone the property for a new mixed use development. The property is located at the north-east corner of Sudbury Street and Dovercourt Road.  The project architect is Martin Kohn (Kohn Shnier Architects).

The rezoning proposal is for a mixed-use building that will retain significant non-residential uses (retail, and studio/office uses) and include a large green roof. The residential component above will provide for 90 units, with a mix of unit types including family- oriented units.  Two levels of underground parking accommodating 72 spots will be provided.

The total gross floor area (GFA) of the development is 11,181 square metres, consisting of 2,380 square metres of non-residential GFA and 8,801 square metres of residential GFA  (90 units).

The property owner has yet to submit the application and would like to meet with the community before doing so.  The meeting will provide the community an opportunity to learn more details on the proposal and express any concerns towards it.
